Pacific Place Loading Dock

Supplementally, Mosaic conducted an evaluation of the loading dock area at 22 Fourth Street and identified issues with sealants, coatings, and water intrusion. They found that the primary source of water intrusion was the expansion joint between the loading dock area and the mid-rise office building. The loading dock drive surface showed signs of deterioration, while the waterproofing system between the slabs appeared to be in good condition. Mosaic recommended repairs such as replacing sealants, repairing cracks, and applying a breathable concrete stain to the loading dock surface. They also suggested replacing the broken grate and addressing the poor condition of the expansion joint. These recommendations aimed to improve the aesthetics and address water intrusion issues in the loading dock area.

  • Mosaic provided recommendations for additional anchors to ensure safe access for window cleaning and swing-stage access. A field compliance audit identified non-compliant elements and provided cost estimates for necessary corrections.
